SELECTING YOUR BUILDING INSPECTOR

Reports are available as a package or individual for commercial and residential buildings.

Building

Visual internal / external inspection to assess the general condition of any structural defects or maintenance requirements to the property which includes access to roof space and sub-floor depending on availability of access.

Timber Pest (termite):

Visual inspection which checks for borers, wood decay, subterranean termites (live specimens), evidence of subterranean termite working damage, evidence of seasoned timbers and damage caused by wood decay (rot) fungi. (More invasive inspections can be arranged through our office)

Compliance:

Visual check of structures against the building file to assess whether they are approved, exempt or unapproved.

Energy Efficiency Rating (EER):

A rating between 0-6 stars rates how energy efficient the home is and lists ways to improve the energy rating..

Pre-purchase commercial building reports for peace of mind

Our reports comply with Australian Standards 4349.1 - 1995 and Australian Standards 4349.3 - 1998.

AS 4349.1 - 1995 sets out recommendations for the visual inspection of residential buildings, including pre-purchase inspections.

AS 4349.3 - 1998 sets out timber pest inspection requirements

Information is requested from archived documents and plans at ACT Planning and Land Authority (ACTPLA) also Leith and Bartlett or Cameron Chisholm Nicol.

Fully insured, accredited and highly experienced consultants with a Building / Carpentry / Pest Control background.

When you book with us we make all of the arrangements for access to the property and provide you with a detailed description of what the inspection involves.

A thorough systematic inspection of the property using a detailed checklist that includes carrying out necessary tests if required. We use the latest detection equipment.

We offer ongoing support when your inspection is complete.

Comprehensive written reports, hard bound, are mailed out upon completion, or delivered to solicitors.

You may have confidence in making your decision using our clear and comprehensible reports with on going support.

We also have special purpose Inspections if required, at an additional charge - Please talk to our office staff for quotations.
